Summary: Termination of Timeshare Program at 4 Seasons at Beech

Background:
On April 25, 2025, a Special Meeting of Co-Owners was held, and owners voted to terminate the timeshare (interval ownership) program, effective May 1, 2025. As a result, ownership has shifted from weekly intervals to Tenants-in-Common (TIC) status.

Key Outcomes & What They Mean for Owners

Timeshare Plan Ended:
The resort’s interval ownership structure has been legally dissolved. Owners now hold a proportional undivided interest in the entire property (TIC), based on the number of weeks previously owned.
Ownership Rights Preserved:
You still maintain your equity and voting power. The Board will continue to manage scheduling under the current rotation guidelines until the property is sold.
Operations Continue Normally:
Resort services—housekeeping, maintenance, reservations, and assessments—remain unchanged during this transition. VCI continues to manage day-to-day operations.

Next Steps: Sale of the Property via Online Auction

Marketing Launch:
The property will be listed in mid-June 2025, with the online auction expected in late July.

The Association of Co-Owners of 4 Seasons at Beech Condominium will hold a Special Meeting via Zoom on April 25, 2025, at 5:00 PM EST to review and vote on a proposed Amendment to the Declaration of Condominium.

Purpose of the Meeting:
To consider and vote on an amendment that would terminate the Interval Ownership Program and convert interval interests into remainder interests as tenants in common, in accordance with North Carolina statutes.

Key Points of the Proposed Amendment (Exhibit B):

Sets an Interval Ownership Expiration Date, after which all interval units become whole units.
Converts all Interval Owners into Remainder Interest Owners of their respective units.
Appoints a Termination Trustee to oversee the process while maintaining the condominium structure.

Voting Requirements:

Two-thirds (2/3) of the Association’s total votes
Sixty percent (60%) of votes from Units Committed to Interval Ownership
Owners must be current on assessments and not under suspension to vote or designate a representative.
